Description
The United States Government seeks to lease approximately 6,350 rentable square feet (RSF) yielding 5,498 ANSI/BOMA Office Area Square Feet (ABOASF) (previously usable) of contiguous office and related space in Johnson City, TN, within the central business district (CBD) as follows: North:Watauga Avenue South:Walnut Street East:Interstate 26 West:Boone St. to Lamont St. to Sevier St. to Walnut St. If no suitable space is found within the CBD, the Government will consider soliciting to space with the city limits of Johnson City, TN. The lease term is for ten (10) years, five (5) years firm, with the Government having cancellation privileges after the fifth year and must fully serviced. The offered space must meet Government requirements for Fire Safety (offered building must be fully sprinklered) and Handicapped Accessibility. Space shall be located in surroundings conducive to a professional business area and accessible to major highway arteries. The Government cannot be located near Public Defenders, Drug Treatment Facilities, Probation Offices and the like. A new construction site will require a 20 foot setback from all boundaries. Three secured and reserved parking spaces are required with controlled access. Space offered should be located on third floor or higher. Second floor space will be acceptable with an 18 foot minimum window height. Space must be ready for occupancy March 2010. All expressions of interest must be submitted in writing by brokers/agents and must be accompanied by written evidence of authorization to represent the building’s ownership. Subleases are not acceptable. Expressions of interest should include the following information at a minimum: •Building name/address; •Location of space in the building and date of availability; •ANSI/BOMA defined office area/usable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying included services, utilities, and tenant improvement allowance; •Name, address, telephone number, and email address of authorized contact; •Cost per acre of land; •Site Plans.
