Description
REQUIREMENT: The General Services Administration desires to lease approximately 2,713 rentable square feet, which shall yield a minimum of 2,375 ANSI/BOMA square feet (previously usable). The office space should be fully serviced, first-class, air-conditioned office and related space, together with seven (7) secured parking spaces with 24-hour/7-day-a-week access within the same block as the offered Building. The office space must be contiguous. The site must be located within the city limits of Sacramento, within the delineated set by going North by Howe Avenue, East by Auburn Blvd, North by Watt Avenue, West by Interstate High Way 80, East by Capital City Freeway 80, South by Watt Ave, East by Auburn Blvd., South by Norris Avenue, East by Edison Ave, South by Eastern Avenue, and West by Arden Way. LEASE TERM: 10 years, 5 years firm. The Government shall have the right to terminate the lease, entirely or in part, after the firm term on 60 days written notice to the Lessor. DESIRED OCCUPANCY DATE: October 2010. STANDARD CONDITIONS AND REQUIREMENTS: The space offered must be fully serviced in a quality building of sound and substantial construction, either a new, modern building or one that has undergone restoration or rehabilitation for the intended use. The building and the leased space shall be accessible to workers with disabilities in accordance with the Americans with Disabilities Act Accessibility guidelines and the Uniform Federal Accessibility Standards. Wherever standards conflict, the more stringent shall apply. The leased space shall be free of all asbestos containing materials. The space shall be free of other hazardous materials according to applicable Federal, State, and local environmental regulations. Additionally, the building must conform to Life Safety Performance Level of ICSSC RP 6. Further, the space must be altered to meet the Government’s requirements. Expressions of interest should be submitted to the following person and address in writing, via e-mail, or via fax, and should provide all of the following information: 1. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floorplan. 3. Method of measurement used to determine rentable square footage. 4. Common Area Factor (load factor) for available space. 5. List of tenants currently occupying the building offered. 6. Point of contact, address and telephone number.
