Description
THIS ADVERTISEMENT SUPERSEDES THE ADVERTISEMENT POSTED ON DECEMBER 11, 2008: The United States Government seeks to lease office and related support space consisting of approximately 21,700 rentable square feet in Norfolk, Virginia. The space should yield a minimum of 18,860 ANSI/BOMA usable square feet. A minimum of four (4) assigned parking spaces should be available on-site for government vehicles. In addition, ninety (90) public parking spaces should be available within a 1/8 (660 feet) of a mile of the space offered. Satisfactory public transportation (bus and/or light rail) must be available within 1500 linear feet of the space offered. Offered space must be on no more than two (2) contiguous floors with a minimum of 13,000 ANSI/BOMA usable square feet of space on the first floor and 5,860 ANSI/BOMA usable square feet of space on the second floor. Controlled access to vertical circulation (elevator) must be provided within the space offered. A loading dock or similar type area with an overhead door must be available with the offered space for the receipt and pick-up of pallet sized loads. The dock area and adjacent truck loading/unloading area can be at the same grade as the space offered. Building must maintain a twenty (20) foot setback from any public vehicular area. If setback can not be achieved, other security measures may be permitted if approved by the Government. At a minimum this project shall obtain LEED certification for Commercial Interiors. (LEED-CI) The building façade of the following structures shall not be permitted within 300 feet of the USCIS customer entrance; schools (Pre-school through 12). The proposed lease shall be full-serviced. Space must be ready for occupancy within 24 months of lease award. The offered space must meet Government requirements for Fire, Life-safety, Handicapped Accessibility and Seismicity. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING NO LATER THAN FEBRUARY 24, 2009 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address, and location of space in the building 2) One-eighth inch scale drawing of space offered. 3) ANSI/BOMA defined Office Area Square Feet 4) Rentable Square Feet offered 5) Percentage of Common Area Factor used to determine rentable square feet 6) Number of parking spaces available on the premises and the number of parking spaces available at nearby lots. 7) Name, address, telephone number, and email address of individual to be contacted. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
