Description
U. S. GOVERNMENT SEEKS EXPRESSION OF INTEREST FOR OFFICE SPACE Kansas City, KS The General Services Administration (GSA) seeks expressions of interest from owners and authorized agents of existing commercial office and related space. The Government presently occupies, and is seeking interest for 182,554 ANSI/BOMA usable square feet (approximately 203,475 rentable square feet) of office and related space along with on-site secured parking for 450 vehicles. The office shall be first class office space and be located in a new or modern office building that projects a professional and aesthetically pleasing appearance. Retail or flex space is unacceptable. The Government will consider relocation only if a move is economically advantageous and will consider agency mission requirements, the cost of moving, alterations, etc. when deciding whether it should relocate. Occupancy would be required by June 15, 2009. This advertisement is not a basis for negotiation. The Government reserves the right to reject any or all expressions of interest and give consideration to properties other than those offered in response to this advertisement. AMOUNT: Approximately 203,475 rentable square feet of office and related space that yields a minimum of 182,554 ANSI/BOMA usable square feet for use by the agency for personnel, furnishings, and equipment. A minimum of 450 reserved on-site parking spaces shall be available for personnel and visitors. LOCATION: Offered space must be within the Central Business District of Kansas City, KS. REQUIRED: Tenant alterations are to be provided as part of the rental consideration. The space offered must conform to GSA requirements for fire and life safety and handicap accessibility. Additionally, LEED® certification and various security enhancements shall also be required. Amenities of retail shops, banks, and restaurants shall be available within 2 miles from the building. The building shall be served by a regularly scheduled public transportation service and on-site parking is required for 450 employees and visitors. TERM: The lease shall be for a term of twenty (20) years, ten (10) years firm. OWNERS & AGENTS: This is an expression of interest for available space, NOT an invitation to bid.
