Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 7,558 rentable square feet yielding 6,572 ANSI/BOMA office area square feet of contiguous office and related space in Atlanta, Georgia. Lease term is ten (10) years, five (5) years firm. Site must be located outside the 100-year flood plain. The space must be located in Atlanta, GA, specifically within the following boundaries: Starting from the Northwest corner of the delineated area, moving clockwise: •North: Camp Creek Parkway/ Main Street/ Willingham Drive/ N Central Ave •East Boundary: I 75 •South Boundary: Norman Drive •West Boundary: I 285/ I 85 Twenty (20) secured surface parking spaces are required as part of the lease for official government vehicles. Secured parking adjacent to the building is preferred. All services, utilities and tenant improvements must be provided as part of the rental consideration. The offered space must meet Government requirements for security, fire and life safety and handicapped accessibility. Space must be located in a commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space must be ready for occupancy on or about December 30, 2009. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership. Subleases are not acceptable. If you desire to submit a location for inspection, please forward information by 5:00 PM EST, January 28, 2009. All expressions of interest should be in writing and include building name and address, location of space in the building, and rentable/useable square feet offered.
