Description
U.S. GOVERNMENT WANTS TO LEASE OFFICE SPACE IN DENVER, COLORADO (SFO#7CO2048) REQUIREMENT: General Services Administration is interested in leasing office and related space consisting of approximately 40,250 rentable square feet, which will yield a minimum of 35,000 ANSI/BOMA occupiable square feet of office space for personnel, furnishings, and equipment. The space will initially be occupied by Defense Information Systems Agency. LEASE TERM: Ten (10) years, five (5) years firm term. UNIQUE REQUIREMENTS: Offered space must be contiguous. Offered space located on multiple floors must be on adjacent floors and on not more than three (3) floors. Offered space located on a single floor, offered space located above the ground floor, and office space on a single floor above the ground floor are preferred. For any buildings in which the Government would be the sole tenant, DoD Minimum Antiterrorism Standards for Buildings (UFC 4-010-01 w/Change 1) will be required. The Government requires a fully serviced lease including 115 on-site surface parking spaces for employee and visitor parking. Additionally, six (6) secure parking spaces shall be provided on-site in a parking garage or surface parking area with adequate means of security. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within a 100-year flood plain or wetland unless the Government has determined it to be the only practicable alternative. The building will be subject to any and all other building or construction rules, regulations, laws and/or ordinances of the local, county, state and federal levels as they may apply. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. Occupancy is required November 1, 2009. LOCATION: Offered properties must be located in within the following boundaries: North – 84th Street South – I-25 and Lincoln Ave. between I-25 and S. Parker Road East – E-470 West – I-25 from 84th Street to S. University Blvd. and S. University Blvd. from I-25 to E-470 Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING AND INCLUDE THE FOLLOWING INFORMATION: 1)Building name and address. 2)Legal description. 3)One-eighth inch scale drawing of space offered. 3)Square footage offered. 4)Method of measurement used to determine rentable square feet. 5)Name, address, and telephone number of individual to be contacted. 6)Evidence of authority to represent the owner.
