Description
The United States Government currently occupies office and related space in a building under lease in Syracuse, New York, that will be expiring. The Government is seeking to lease approximately 9,500 contiguous rentable square feet of office and related space. The space should yield 8,019 ANSI/BOMA contiguous usable square feet. The proposed lease is for five (5) years, three (3) years firm, and should be fully serviced. Space must be ready for occupancy no later than August 19th, 2009. The delineated area is: North:From the corner of Highway 11 (Brewerton Rd.) and Highway 19 (W. Taft Rd.) Eastward to highway 20 (Church St.) South:Westward from the Syracuse Airport Terminal building to Air Cargo Blvd then Westward to Highway 78 (Col. Eileen Collins Blvd.) then westward to the service drive of Interstate 81 then Southwestward to Highway 11 (Brewerton Rd.) then Southbound to Malden Rd. East:From the corner of Highway 19 (E. Taft Rd.) and Highway 20 (Church Rd) Westward to the service drive on the South Side of Interstate 81 Southwestward to Highway 78 (Col. Eileen Collins Blvd.) Eastward to the Syracuse Airport Terminal building. West:From the corner of Malden Rd. and Highway 11 (Brewerton Rd.) Northward to Highway 19 (W. Taft Rd.) Proposed space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Proposed properties must also meet the Government’s parking requirement of thirty eight (38) surface parking spaces. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime.
