Description
The USDA Natural Resources Conservation Service in Indiana seeks the services of a licensed, independent real estate professional, such as an agent, broker or appraiser licensed and registered in the State of Indiana to conduct an area wide market analysis or survey on sales prices of properties comparable to the Wetlands Reserve Program (WRP) easement properties. The survey will be based on values of comparable sales in the areas covered by the market analysis/survey. The independent real estate professional shall have at least three (3) years experience, as an agent, broker or licensed appraiser and be knowledgeable of the dynamics of vacant and/or agricultural land sales in the State of Indiana in order to make required judgments based upon the data available. Acceptable certification includes but is not limited to the following designations: Certified General Real Estate Appraiser, Accredited Land Consultant (ALC), USPAP, etc. The requested market analysis work is not the traditional WRP appraisal requested in the past. The intent is not to put the deliverables to the review process provided an appraisal, but to obtain an independent, professional opinion of the fair market value of the land that would typically be included in enrolment into the WRP. The market analysis result will consist of a cropland value and a non-cropland value for each Market Area (Region) in the format of a final report and supporting documentation.
