- REQUIREMENT: The United States Government seeks to lease approximately 13,913 Usable Square Feet / 16,000 Rentable Square Feet of contiguous office space in Houston, Texas along with 61 secured parking spaces for Government vehicles. Offered space must be fully serviced and located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction, capable of being altered or constructed to meet the Government’s specifications. Site must be located outside the 100-year flood plain. Subleases are not acceptable. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Adequate parking should be available within a 2-block radius. The offered space must meet Government requirements for security, fire safety and handicapped accessibility. Occupancy is desired no later than March 9, 2009. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years. DELINEATED AREA: Located in Houston, Texas: Bounded by the south side of Park Place Ave on the North; The western side of Telephone Road / Highway 35 on the West; The northern side of Airport Boulevard on the South; And the eastern side of IH 45/Gulf Freeway on the East All expressions of interest submitted by brokers/agents must be received by December 1, 2008.
