Description
REQUIREMENT: The General Services Administration is seeking to lease 5,700 RSF – 6,300 RSF rentable square feet which should yield 5,100 USF – 5,350 USF usable square feet of contiguous office or related space for the Census Bureau in Columbus together with three (3) on-site, reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Columbus, Georgia within the following boundaries or county, to be located in Congressional Districts 3: Within Congressional District 3. The AOC for LCO 2957 includes all of Troup, Meriwether, Pike, Upson, and Harris Counties, and part of Muscogee County. Beginning at the Troup County/Alabama Border, go south along the Troup County boundary, continue south along the Harris County boundary, and south along the Muscogee County boundary to St Rte 22. Go east on St Rte 22, south on 2nd Ave, follow St Rte 85 east, south on University Ave, northeast on Macon Rd, south on Woodruff Farm Rd, follow northeast on Central of Georgia RR, continuing northeast on Chattsworth Rd, north on Garrett Rd, then west State Rte 22. Continue northeast then west then north along the Muscogee/Talbot County boundary, north along the Harris/Talbot County boundary, east along the Meriwether County boundary, southeast along the Upson County boundary. Continue northeast then north then west along the Upson County boundary, go north along the Pike County boundary. Continue west along the Pike County boundary, west along the Meriwether County boundary, then west and southwest along the Troup County boundary. Close out the AOC at the Troup County/Alabama Border. REQUIRED: The space must be contiguous and located on one floor in commercial, retail or industrial/flex space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be “Full Service”; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 17, 2009. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
