Description
The United States Government seeks to lease office space consisting of approximately 6.270 – 6,930 rentable square feet in Baltimore, Maryland within the following delineated area: Space must be located within the area bounded by or fronting on the following: Start at the intersection of E. Falls Ave. and E. Pratt St., Take E. Pratt St. northwest S. Central Ave., Take S. Central Ave. south to Bank St., Take Bank St. east to S. Broadway, Take S. Broadway north to E Baltimore St., Take E Baltimore St east to N. Patterson Park Ave., Take N. Patterson Park Ave. north to E. Fayette St., Take E. Fayette St. east to N. East Ave., Take N. East Avenue north to Pulaski Hwy., Take Pulaski Hwy. east to N Conkling St., Take N. Conkling St. north to Jefferson St., Take Jefferson St. east to N. Dean St., Take N. Dean St. north to E. Monument St., Take E. Monument St. west to Edison Hwy., Take Edison Hwy. north to Erdman Ave., Take Erdman Ave. northwest to Belair Rd., Take Belair Rd. northeast to Kentucky Ave., Take Kentuckey Ave. southeast to Mannasota Ave., Take Mannasota Ave. southwest to Brendan Ave. Take Brendan Ave. south to Sinclair Ln., Take Sinclair Ln. west to Erdman Ave. Take Erdman Ave. southeast to E. Federal St., The congressional district Boundary is used for the AOC boundary until Moravia Rd. north of Lorelly Ave., Take Moravia Rd. south to Moravia Park Dr., Take Moravia Park Dr southeast to Pulaski Hwy., Take Pulaski Hwy northeast to the county line., The county line boundary to Holabird Ave., Take Holabird Ave. west to Imla St., Take Imla St. north to Travers Way, Take Travers Way north to Boston St., Take Boston St. east to Dundalk Ave., Take Dundalk Ave. north to O’Donnel St., Take O’Donnell St. west to S Ponca St., Take S. Ponca St. south to I-895., Take I-895 south to the Patapsco River., The Patapsco River and the Northwest Harbor is the southwest border of the AOC. The space is required for sixteen months (twelve months firm) commencing August 17, 2009. Fully serviced leases are sought. The space should yield a maximum of 5,650 – 5,800 ANSI/BOMA usable square feet. Parking is required for 3 vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN); • Location of space in the building and date it will be available; • One-eighth inch scale drawing of space offered; • ANSI/BOMA defined office area/useable square feet (USF); • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; • Common Area Factor used to determine the RSF; • Name, address, telephone number, and email address of authorized contact; • In cases where an agent is representing multiple ownership entities, written acknowledgement, and • Permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative ULG-Equis.
