- U.S. GOVERNMENT WANTS TO LEASE OFFICE SPACE IN CLEVELAND, OHIO The United States Government is seeking to lease office space consisting of approximately 38,641 square feet of rentable space in Cleveland, Ohio. The space requirement can be satisfied with space in an existing building. Rentable space must yield a minimum of 30,922 to a maximum of 33,808 ANSI/BOMA useable square feet available for use by the Government for personnel, furnishings and equipment. This proposed lease consists of 2 demised areas as follows: Area 1 for the SSA ODAR office consisting of 26,786 – 29,465 ANSI/BOMA usable square feet, 33,885 rentable square feet, space must be contiguous and located above the ground floor for 10 years total, 10 years firm and should be fully serviced. Area 2 for the SSA ODAR Video Hearing office consisting of 4,136 – 4,343 ANSI/BOMA usable square feet, 4,756 rentable square feet, located above the ground floor, for 5 years total, 5 years firm and should be fully serviced. Area 2 must be located in the same building as Area 1, but may be non-contiguous to Area 1. Offered properties must be with the Central Business District of Cleveland, Ohio: North: Hwy 2 / Cleveland Memorial Shoreway, plus the area bounded by 3rd Street, 12th Street, Lake Erie and Hwy 2 / Cleveland Memorial Shoreway South: I-90 / Inner Belt Freeway East: I-90 / Inner Belt Freeway West: 10th Street / Huron Road / Ontario Street The Government reserves the right to change the boundaries, reduce the square footage, or cancel any procurement. The following is required: A minimum of four (4) on-site parking spaces for employees must be provided. Parking for employees and visitors must be available within two (2) blocks and must be available during normal agency hours of operation (Monday – Friday, 6:30 a.m. to 5:30 p.m.). Space must altered to meet the Federal Government's standards for Fire Safety and Handicapped Accessibility. Space must have the potential for efficient layout; columns must be at least 20 ft. apart center to center and 20 feet from any interior wall and be no more than two foot square; space should not be “U” or “L” shaped or exceed a length to width ratio of 2:1. Desired occupancy date is October 1, 2009. In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
