- DESCRIPTION: U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 15,057 RSF (YIELDING AT LEAST 13,093 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE AND THIRTY-TWO PARKING SPACES WITHIN A SPECIFIC DELINEATED AREA DESCRIBED BELOW. The space must meet requirements for fire-safety plus handicapped access in accordance with ABAAS guidelines. Space shall be located within a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. SPECIAL REQUIREMENTS: The proposed site must: •Be able to offer 32 secure contiguous parking spaces on-site •Be able to offer all space in a contiguous manner with preference being given to those buildings that can provide the space on the second floor or higher with a secure entrance •Not include or be located adjacent to social service centers like drug rehabilitation locations, job centers, parole release points, etc. Space shall be ready for occupancy no later than October 16th, 2009. LEASE TERM: Ten (10) years, five (5) years firm. DELINEATED AREA: Within the following city and town limits: East Hartford, Elmwood, Glastonbury, Hartford, Newington, Rocky Hill, West Hartford and Wethersfield EXPRESSIONS OF INTEREST SHOULD BE SUBMITTED IN WRITING NO LATER THAN FRIDAY, NOVEMBER 14, 2008 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1)Building name and address, and location of space in the building. 2)Legal description 3)Drawing of space offered. 4)ANSI/BOMA defined Office Area Square Feet 5)Rentable Square Feet Offered 6)Estimated full service rent including the amount of tenant improvement allowance included in the rate 7)Percentage of Common Area Factor used to Determine the Rentable Square Feet 8)Number of parking spaces available on or near the premises and the approximate cost. 9) Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner, manager or exclusive agent of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
