Description
The United States Government currently occupies office and related space in a building under lease in Lake Charles, LA that will be expiring. The Government is seeking to lease approximately 4,538 contiguous rentable square feet of office and related space. The rentable space must yield a minimum of 3,946 contiguous ANSI/BOMA Office area square feet (OASF). All space shall be contiguous; second floor or higher is required. The lease term requirement is for 15 years, 10 years firm. The space must be available for occupancy by June 1, 2010. The delineated area is listed on the attached map. Other applicable requirements include: • The locations must not be located within 150 feet any facility identified by the Interagency Security Committee as either "hazardous materials transportation / storage facilities" or as "low risk facilities". Examples of Hazardous locations include facilities with any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as Railroad Lines transporting hazardous material. Examples of "low risk facilities" include day care centers, schools, hospitals, religious centers, and social service centers. • Approximately 6 reserved parking spaces. • The space must meet requirements for fire and life safety plus handicapped access in accordance with ABAAS guidelines. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Date of space availability. • Method of rentable space measurement. • Building ownership information. • Amount of parking available on-site and its costs. Include whether expected rental rate includes the cost of the required Government parking (if any). • Energy efficiency and renewable energy features existing within the building. • List of building services provided. • Reference Number - Project # 8LA2154
