Description
UNITED STATES GOVERNMENT Expressions of Interest Sought for Washington, DC The United States Government seeks to enter into a full service lease for approximately 10,872 Rentable Square Feet (RSF) yielding approximately 9,454 ANSI/BOMA Office Area Square Feet (BOASF) of contiguous office and related space in Washington, DC. The Government is considering whether to remain in its existing leased space or relocate to alternative space. The Government will consider relocation if alternative space can satisfy the Government’s requirements and costs including, but not limited to, rent, tenant improvements, physical move, above-standard/specialized alterations/equipment, furniture relocation, telecommunications, and other related costs. The delineated area is as follows: North:Pennsylvania Avenue East:Branch Avenue to Southern Avenue South: Malcolm X Avenue to Martin Luther King Jr. Avenue to Alabama Avenue to Suitland Parkway West: Anacostia Freeway (Interstate 295) The anticipated lease term is for ten (10) years firm. The required occupancy date is January 2009. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to, fire and life safety, handicapped accessibility, OSHA, and seismic protection. Space that is located on the first floor of a building is preferred. Space above the first floor must be serviced by at least 2 elevators. The overall dimensions of the proposed space shall not exceed a length to width ratio of 2 to 1. The proposed facilities must have access to adequate visitor parking nearby, and have access to sufficient public transportation. The tenant will be the Social Security Administration. Expressions of interest should include the following information at a minimum: •Building name and address; •Location of space in the building and date of availability; •ANSI/BOMA defined office area/usable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying included services, and utilities; •Name, address, telephone number, and email address of authorized contact. The Government is using a tenant broker to represent them in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the GSA or their authorized representative, Jones Lang LaSalle Americas, Inc.
