- The United States Government intends to exercise its option and award a lease of 54,790 rentable square feet of space using Other than Full and Open Competition to CS Master V, LLC for space at 145 N Street, NE, Washington, DC. REQUIREMENT: GSA requires 54,790 rentable square feet of office space in the Central Employment Area of the District of Columbia in a building in which the Department of Justice is located or planning to be located and already providing or planning to provide security services, where the federal government is the only tenant, where the government has full building control over the lobby and entrances, loading dock, and parking garage, which meets Level IV of the ISC Security Standards for Leased Space, and other security requirements of the tenant agency. The building must be able to share conference rooms, mailroom, photocopy center, and a 24/7 emergency backup generator. The requirement is for a 15-year term fully serviced lease for occupancy in the summer of 2010. The government has determined to exercise its option and make an award by other than full and open competition to CS Masters V, LLC at 145 N Street, NE, Washington, DC at the rental rate of $48.00/ rentable square foot with free rent of $1,773,201.85 and a Tenant Improvement Allowance of $2,035,699.50.
