Description
The United States Government seeks to lease office and related space for use by the U.S. Department of Agriculture (USDA) consisting of approximately 70,000 rentable square feet of space. The rentable space should yield a minimum of 63,926 ANSI BOMA usable square feet, available for use by the tenant. The proposed lease is for five (5) years firm. The lease will consolidate elements of the Department of Agriculture currently located in multiple facilities. The Government requires 3 reserved parking spaces for Government owned vehicles. Space must be ready for occupancy no later than 09/30/2009 Delineated Area: The delineated area is Arlington County having metro accessibility within 2,640 walkable linear feet, the requirement is for approximately 70,000 rentable square feet (RSF) yielding a minimum 63,926 usable square feet (USF). Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current applicable Federal, state, and local government building codes and regulations including, but not limited to, fire and life safety, accessibility, and OSHA. Expressions of interest must be submitted in writing and include the following information at a minimum (this is not an invitation for bids or a request for proposals): - Building name/address - Location of space in the building and date of availability - One-eighth inch scale drawing of space offered - ANSI/BOMA defined office area/usable square feet (USF) - Rentable Square Feet (RSF) offered and rental rate per square foot, specifying included services, utilities, and tenant improvement allowance. - Common Area Factor used to determine the RSF - Name, address, telephone number and email of authorized contact. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the GSA.
