Description
U. S. GOVERNMENT SEEKS TO ACQUIRE A SITE I SANTA ANA, CALIFORNIA The General Services Administration (GSA) is seeking expressions of interest from fee title property owners, or their duly authorized representatives, wishing to execute a no cost assignable option to purchase land, or an assemblage of properties, containing a minimum of 6.0 acres to a maximum of 8 buildable acres for a lease construction project. The expression of interest is for the SITE ONLY. The Government-selected developer will exercise the site option at the negotiated purchase price. The site must be strategically located for the operational needs of a federal agency. Zoning of adjacent properties and master planning of the general area should be compatible with the proposed project. The property must have convenient access to major freeways, but not be adjacent to overpasses, bridges, elevated ramps, or railroad tracks. Sites should have adequate electrical power, sanitary sewer, water, telephone, cable TV and fiver optics available, or easily accessible. Any property submitted for consideration must be relatively flat and located outside of any designated 100-year floodplain. The property should not have any easements or rights-of-way encumbering the property that break up the buildable area; portion subject to an easement or right of way will not be counted in buildable area. LOCATION: To warrant consideration, the property must lie within the following boundaries: NORTH BY: LaPalma Avenue, Anaheim; EAST BY: Grand Avenue, Santa Ana; SOUTH BY: Warner Avenue, Fountain Valley; WEST BY: Magnolia Street, Anaheim A market survey will be conducted to inspect sites offered for consideration. Upon selection of the site and execution of the assignable no-cost option, GSA will conduct a procurement and select a developer. It should be noted that the land owner of record cannot participate in the competitive process for selection of a development team. GSA will then assign the option to the future developer to purchase the optioned site and to construct a facility for the U. S. Government consisting of an office building of approx. 102,065 RSF, and a separate secured, parking structure to accommodate a minimum of 118 individual parking spaces, along with 35 on site visitor parking spaces. The project will be developed under a leasehold interest for the U. S. Government. ALTERNATIVE: If an existing building can meet the size, location, security constraints and other parameters outlined in this ad, the Government will accept expressions of interest for existing buildings. EXPRESSIONS OF INTEREST: Site proposals must include the following information: 1.Location map; address; aerial photos (if available); Site Plan with size stated and showing that above requirements fit on site; legal description; prominent features; identify existing structures. 2.Land cost, including annual amortization rate 3.Ownership documentation and current zoning information. 4.Optional: A metes and bounds survey or land survey of the site and its environs; public utility or ALTA report; and existing environmental and geotechnical information. This advertisement is not a basis for negotiation, and the right is hereby reserved as the interest of the Government may require, to reject any or all offers and give consideration to sites other than those offered in response to this advertisement.
