OFFICE SPACE WANTED BY THE U.S. GOVERNMENT Contracting Office Address: General Services Administration, Public Buildings Service (PBS), Real Estate Division, 450 Golden Gate Avenue, 3rd Floor East, San Francisco, CA, 94102 REQUIREMENT: The General Services Administration, on behalf of ENVIRONMENTAL PROTECTION AGENCY, desires to lease approximately 290,950 rentable square feet, which shall yield a minimum of 253,000 ANSI/BOMA square feet (previously usable) square feet. The office space should be fully serviced, Class A, office and related space, together with eight (8) inside on-site parking spaces with 24-hour/7-day-a-week access. The office space must be contiguous. The site must be located within the Central Business District of SAN FRANCISCO and be within the area bounded by the Embarcadero, Stockton, Bush, Franklin extended to the corner of Mission and Otis, Highway 101 and Harrison. LEASE TERM: 15 years firm. The Government shall have the right to terminate the lease, entirely or in part, after the firm term on 120 days written notice to the Lessor. OCCUPANCY: Occupancy is required no later than June 30, 2010. STANDARD CONDITIONS AND REQUIREMENTS: Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/ GSA-PBS, State, and local codes and regulations including but not limited to fire and life safety, contained asbestos, accessibility (Architectural Barriers Act Accessibility Standard (ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant), OSHA, seismic protection, and not located in a flood plain. Expressions of interest should be submitted to the following person and address in writing, via e-mail, or via fax, and should provide all of the following information: 1. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floorplan. 3. Method of measurement used to determine rentable square footage. 4. Common Area Factor (load factor) for available space. Responses must be received not later than 4:00 p.m., Friday September 12, 2008.
