Description
The United States Government seeks to lease office space consisting of approximately 7,800 – 8,000 rentable square feet in Bayamon, Puerto Rico within the following delineated area: Space must be located within the area bounded by or fronting on the following: North: Road 22, Jose de Diego Expressway. East: Intersection of Road 22 (Jose de Diego Expressway) and Road 167 (Ave.Comerio/Ave. Ramon Luis Rivera) to and along Road 29 (Ave. Main Oeste) to and along Road 5 (Expreso Rio Hondo) until Bayamon River. Bayamon River to and along Road 177 (Ave. Lomas Verdes) to and along Road 831 (on the east side of Road 174) to and along Road 174 until Calle 5 in Parcelas Juan Sanchez Sector (including Calle D and Calle E to the east of Road 174 in the Parcelas Juan Sanchez Sector). Calle 5 (Parcelas Juan Sanchez Sector) back to and along Road 831 to intersection of Road 831 and Road 199 (Calle Laredo). South:Intersection of Road 831 and Road 199 (Calle Laredo) along Road 199 to and along Road 5/Road 199 (Ave. Las Cumbres) to and along Road 840 (Comunidad Aldea) to and along Road 830 (Carretera Dr. John Will Harris) to and along Road 167 (Ave.Comerio/Ave. Ramon Luis Rivera) to and along Road 199 (Ave Las Cumbres) to intersection of Road 199 and Ave. Los Dominicos. West:Intersection of Road 199(Ave Las Cumbres) and Ave. Los Dominicos along Ave. Los Dominicos to and along Ave Duero to and along Road 861 (Calle Vista Alta) to and along Calle 12/Calle Principal 12 to and along Calle Principal B to and along Ave. Los Dominicos to and along Road 862 (Carretera Hato Tejas) to and along Calle 1 Parkhurst to and along Road 864 (Carretera Hato Tejas) to and along Road 2 to and along road 29 to and along 871 Road (Carretera Volcan) to and along Plaza 25 to and along Calle 1 to intersection of Calle 1 and Road 22. The space is required for 16 months, 12 months firm commencing August 17, 2009. Fully serviced leases are sought. The space should yield a maximum of 7,150 – 7,350 ANSI/BOMA square feet. Parking is required for 3 vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. Building is required to have an emergency water supply or cistern, and an emergency electric back up generator power with the capability to sustain office operations for five (5) working days. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN); • Location of space in the building and date it will be available; • One-eighth inch scale drawing of space offered; • ANSI/BOMA defined office area/useable square feet (USF); • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; • Common Area Factor used to determine the RSF; • Name, address, telephone number, and email address of authorized contact; • In cases where an agent is representing multiple ownership entities, written acknowledgement, and • Permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Joseph Lynch or Hector Aponte.
