Description
REQUIREMENT: The General Services Administration is seeking to lease 6,270 – 6,930 rentable square feet (5,650-5,800 USF) of contiguous office/flex/retail space for the Census Bureau in Marion County, IN - together with three (3) on-site reserved parking spaces. LOCATION: Inside Marion County, Indiana as described below: Northern Region North: 96th Street; South: E 75th Street; East: N Carroll Road; West: Spring Mill Road. Southern Region North: W Banta Rd., E Edgewood Av., Shelby St., E Stop 11 Rd., S Madison Av., E Banta Rd., E Edgewood Av., N Five Points Rd., E Hanna Av., Southeastern Av., E Troy Av.; South: E Maze Rd., E Shelbyville Rd., S Mathew Rd., E & W County Line Rd.; East: S Carroll Rd; West: Bruff Rd., Wicker Rd., Lake Rd., W South port Place REQUIRED: • The space must be contiguous and located on one floor in commercial, retail, or industrial/flex space. The building should have a loading dock or have forklift accessibility for deliveries. • Lease should be Full Service; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. • The building should have a loading dock or have forklift accessibility for deliveries (if none available, a freight elevator or ability to deliver pallets to the suite must be available). • Space must be ready for occupancy Monday August 17, 2009. • Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. • A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. • Property located within a base floodplain (100-year floodplain) or wetland will not be considered. • The building offered must not contain asbestos. • Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: • Term is 16 months, 12 months firm.
