Description
The United States Government seeks to lease office space consisting of approximately 7,200 – 7,400 rentable square feet in San Juan, Puerto Rico within the following delineated area: Space must be located within the area bounded by or fronting on the following: North:Caño Martín Peña East: Starting at Caño Martín Peña to and along Ave. Juan Ponce de León to and along Ave. Barbosa to and along Ave. Central to and along Expreso Trujillo Alto to and along Ave. Park Gardens to and along Calle Acuario to and along PR-844 South:Intersection PR-844 to and along PR-199 West:Intersection PR-199 to and along Cll Los Robles to and along Cll San Ricardo to and along San Joaquin to and along San Pedro to and along Ave. Lomas Verdes to and along San Ignacio to and along San Alfonso to PR21 left on Expreso Rafael Martinez Nadal trevling Southeast 0.3 miles return Northeast to Cta 19 to and along Cll Centauro to and along Cll Perseo to and along Cll Greenwood to and along Cll Yunque to and along Cll Asomante to and along Ave. San Patricio to and along Ave. Jesus T. Pinero to and along Cll 19 to and along Cll Encarnacion to and along Cll Elma to and along Ave. Escorial to and along Ave. FD Roosevelt to and along Cll Matadero The space is required for 16 months, 12 months firm commencing August 17, 2009. Fully serviced leases are sought. The space should yield a maximum of 6,600 – 6,800 ANSI/BOMA usable square feet. Parking is required for 3 vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. Building is required to have an emergency water supply or cistern, and an emergency electric back up generator power with the capability to sustain office operations for five (5) working days. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN); • Location of space in the building and date it will be available; • One-eighth inch scale drawing of space offered; • ANSI/BOMA defined office area/useable square feet (USF); • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; • Common Area Factor used to determine the RSF; • Name, address, telephone number, and email address of authorized contact; • In cases where an agent is representing multiple ownership entities, written acknowledgement, and • Permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Joseph Lynch or Hector Aponte.
