Description
The purpose of this modification is to clarify the due date for Expressions of Interest (EOI's). EOI's are due on Wednesday, September 10, 2008. ------------------------------------------------------------------------------------------------------------ The United States Government is seeking sources for Office and Related Space in the Central Employment Area, Washington, DC. REQUIREMENT: The United States Government currently occupies office and related space in Washington, DC, under a lease that expires on November 30, 2008. The Government is seeking to lease 104,934 BOMA Rentable Square Feet (BRSF) of office and related space, including 6 parking spaces. The 104,934 BRSF of space must yield at least 96,557 BOMA Area Square Feet (BOASF). The space must be provided in one building. The delineated area for this requirement is the Central Employment Area in Washington, DC. The requirement is for a 10-year term fully serviced lease with termination options after the 7th year. The space must be ready for occupancy by December 1, 2008. The Government intends to enter into a sole source procurement to remain in its existing leased space but will accept expressions of interest to determine whether there are other potentially acceptable locations that demonstrate the best interests of the Government are served by moving to an alternate location. In making this determination, the Government will consider, among other things, relocation costs, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and the availability of alternative space that potentially can satisfy the Government’s requirements. The Government is presently seeking authority to enter into a sole source succeeding lease at the existing location and therefore reserves the right to cancel any ongoing procurement that might result from the identification of other potentially acceptable locations. The Government’s decision regarding whether or not to relocate will be based, in part, on information received in response to this notification. In the event that a potentially acceptable offer fails to provide required information as part of its response to this notification, the Government reserves the right to assume that the building in question cannot meet the Government’s requirements. Expressions of interest must be in writing and should be forwarded by 3:00 pm on Wednesday, September 10, 2008 to: Neil Levy Todd Valentine Studley, Inc. 555 Thirteenth Street, NW Suite 420East Washington, DC 20004 nlevy@studley.com tvalentine@studley.com Fax: (202) 624-8555 Expressions of Interest must include the following information: -Building name and address -Building ownership information -Space available, its location within the building and its condition (shell, or built-out, and if so for whom) -Date of space availability -Rentable square feet available and expected rental rate per BRSF, fully serviced -Equivalent office area square feet being offered and expected rental rate per BOASF, fully serviced -Number of parking spaces available on-site (percentage of covered vs. surface) and the cost per parking space -The Tenant Improvement allowance offered -List of building services and amenities provided, if any.
