- REQUIREMENT: The United States Government seeks to lease approximately 4,399 Rentable Square Feet (RSF) of space to yield 3,825 ANSI/BOMA office area square feet of contiguous office and related space in Boca Raton, Florida. Space must be located in an attractively landscaped prestigious site containing one or more modern design office buildings that are professional in appearance with the surrounding development well-maintained. A build to suit site will be considered with the same requirements. Preference is to occupy contiguous space on any floor of a building. Site must be located outside the 100-year flood plain. DELINEATED AREA: North: Yamato Road; South: SE 18th Street; East: NE 5th Avenue; West: Military Trail. REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Nine (9) on-site parking spaces or be at ratio of 4.2 spaces per every 1,000 useable square feet, whichever is greater. The offered space must meet Government requirements for security, fire safety and handicapped accessibility. Newly constructed buildings are required to meet a 50-foot setback from streets and public parking. This requirement applies to all sides of the buildings. LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
