Description
The United States Government seeks to lease office space consisting of approximately 6,935-7,665 rentable square feet in Olympia, WA within the following delineated area: Space must be located within the area bounded by or fronting on the following: North Boundary: Beginning at the intersection of Mud Bay Rd NW and Evergreen Pkwy NW head north to Kaiser Rd NW to French Rd NW to Country Club Dr NW to Butler Creek to the shoreline of Puget Sound to 4th Ave W to Water St NW to State Ave NW to Pacific Ave SE to Boulevard Rd SE; East Boundary: Boulevard Rd SE to Yelm Hwy SE to Rich Rd SE to Old Hwy 99 SE to Mc Corkle Rd SE to 113th Ave SE; South Boundary: 113th Ave SE to Littlerock Rd SW to 110th Ave SW to Delphi Rd SW; West Boundary: Delphi Rd SW to Mud Bay Rd NW. The space is required for Sixteen Months (Twelve Months Firm) commencing August 17, 2009. Fully serviced leases are sought. The space should yield a maximum of 6,500ANSI/BOMA usable square feet. Parking is required for three vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address; •Legal property description, recent survey, and property identification numbers (PIN); •Location of space in the building and date it will be available; •One-eighth inch scale drawing of space offered; •ANSI/BOMA defined office area/useable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; •Common Area Factor used to determine the RSF; •Name, address, telephone number, and email address of authorized contact; •In cases where an agent is representing multiple ownership entities, written acknowledgement, and •Permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential Offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative David McCagg.
