Description
REQUIREMENT: The General Services Administration is seeking to lease 6,935 RSF - 7,665 RSF rentable square feet which should yield 6,200 USF - 6,500 USF usable square feet of contiguous office or related space for the Census Bureau in Ocala together with three (3) on-site, reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Ocala, Florida within the following boundaries or county, to be located in Congressional District 6: Within Marion county and Congressional District 6 and including part of the city of Ocala and portions of other incorporated and unincorporated areas. The southern boundary of the AOC follows the Marion county boundary from its intersection with Hwy 25, then west and northwest to SW Hwy 200. Follow SW Hwy 200 northeast, then west on SW County Rd 484, then north on SW 140th Avenue, then west on W Hwy 328, then north on NW 150th Avenue, then west on County Rd 326 to the Marion county boundary. Follow the county boundary north and east to State Hwy 200, then south on State Hwy 200 to NW 3rd Street. NW 3rd Street turns into NE 3rd Street as you travel east, continue until the intersection with NE 25th Avenue. Follow NE 25th Avenue south, then southeast on State Hwy 464, then south on State Hwy 35 to Ocala Road. Follow Ocala Road southeast and then south, where it turns into Hwy 25, follow Hwy 25 to the Marion county boundary, where the AOC boundary is closed. REQUIRED: The space must be contiguous and located on one floor in commercial, retail or industrial/flex space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be "Full Service"; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 17, 2009. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
