Description
REQUIREMENT: The General Services Administration is seeking to lease 7,600 RSF - 8,400 RSF rentable square feet which should yield 6,850 USF - 7,100 USF usable square feet of contiguous office or related space for the Census Bureau in Pensacola together with three (3) on-site, reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Pensacola, Florida within the following boundaries or county, to be located in Congressional District 1: Within Escambia county and Congressional District 1 and including the entire city of Pensacola and part of unincorporated Escambia county. The northern AOC boundary follows US Hwy 90A east from Elevenmile Creek to the Escambia River, which is also the county boundary. The water forms the eastern and part of the southern AOC boundary - follow the Escambia River into Escambia Bay, then south and west into Pensacola Bay until the water intersects S Navy Boulevard. Follow S Navy Boulevard north - it turns into State Hwy 295 - continue north to Mobile Hwy, then go northwest on Mobile Hwy to Elevenmile Creek. Follow Elevenmile Creek north to US Hwy 90A, closing the AOC boundary. REQUIRED: The space must be contiguous and located on one floor in commercial, retail or industrial/flex space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be "Full Service"; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 17, 2009. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
