- The United States Government seeks to lease office space consisting of approximately 6,270 to 6,930 rentable square feet in Phoenix (Northwest), AZ within the following delineated area: Starting at the intersection of 43rd Ave and Agua Fria Fwy, east on Agua Fria Fwy to I-17. Cross I-17, Agua Fria Fwy turns into Beardsley Rd. Beardsley Rd east to 32nd St, south on 32nd St to Squaw peak Hwy. South on Squaw Peak Hwy to Bethany Home Rd. West on Bethany Home Rd to I-17. North on I-17 to Cactus Rd. West on Cactus Rd to 35th Ave. North on 35th Ave to Sweetwater Ave. West on Sweetwater Ave to 43rd Ave. North on 43rd Ave to Agua Fria Fwy. The space is required for 16 months (12 months firm) commencing August 17, 2009. Fully serviced leases are sought. The space should yield a minimum of 5,650 to a maximum of 5,800 ANSI/BOMA usable square feet. Parking is required for 3 vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): •Building name/address; •Legal property description, recent survey, and property identification numbers (PIN); •Location of space in the building and date it will be available; •One-eighth inch scale drawing of space offered; •ANSI/BOMA defined office area/useable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; •Common Area Factor used to determine the RSF; •Name, address, telephone number, and email address of authorized contact; •In cases where an agent is representing multiple ownership entities, written acknowledgement, and •Permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL-Equis.
