- The United States Government seeks to lease office space consisting of approximately 5,700 to 6,300 rentable square feet in West Central Los Angeles, CA within the following delineated area: In the city of Los Angeles. The northwest corner of the AoC is at Gardner St and Rosewood Ave. Rosewood east to June St, south to Beverly Blvd, east to Western Ave, south to 3rd St, east to Vermont Ave, south to Adams Blvd, east to Hoover, south to Jefferson Blvd, southeast to Broadway Pl, south to Main St. South on Main St to 52nd St, west to Hoover, north to 48th, west to Crenshaw, north Martin Luther King, northwest to Rodeo, west to La Cienega, north to Fairfax, north to Washington Blvd, east to Carmona Ave, north to San Vicente, east to Hauser, north to Wilshire, east to La Brea, north to 3rd, west to Gardner, north to starting point at Rosewood. The space is required for 16 months (12 months firm) commencing August 17, 2009. Fully serviced leases are sought. The space should yield a minimum of 5,100 to a maximum of 5,350 ANSI/BOMA usable square feet. Parking is required for 3 vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN); • Location of space in the building and date it will be available; • One-eighth inch scale drawing of space offered; • ANSI/BOMA defined office area/useable square feet (USF); • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; • Common Area Factor used to determine the RSF; • Name, address, telephone number, and email address of authorized contact; • In cases where an agent is representing multiple ownership entities, written acknowledgement, and • Permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative UGL-Equis.
