Description
UNITED STATES GOVERNMENT General Services Administration OFFICE AND WAREHOUSE SPACE REQUIRED Littleton, CO The Federal Government has a requirement to lease space consisting of approximately 3,000 usable square feet of office space and 7,000 usable square feet of warehouse space. Contiguous office and warehouse space preferable. Office rentable space must yield 3,000 of BOMA usable square feet for use by tenant for personnel, furnishings, and equipment. Existing buildings will be considered. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. The initial tenant will be the Environmental Protection Agency. Expressions of interest should include the following: Proposed Occupancy Date: December 15, 2008 or earlier Location: The space shall be located within the delineated area described below (see boundaries) Lease Term: Ten (10) years, ten (10) years firm; Available Space: Warehouse space must have six (6) roll up bay doors with a minimum of 10 feet W x 14 feet H x 60 feet D. Must have available parking including paved area to stage vehicles with an available 27 point turning radius. Space offered must be located: Highway 285/C470 East to S. Federal Boulevard. North to W. Evans Avenue. East to S. Broadway, South past Wildcat Reserve Pkwy along an imaginary line until it intersects with W. Airport Rd., west on W. Airport Rd continuing on a imaginary line until that line interests with an imaginary line from South Platte Canyon Drive, North on imaginary line to South Platte Canyon Drive until it intersects with C470, West to Highway 285/C470. Only properties that are contained on or within these boundaries meet or are capable of meeting the above criteria will be considered for this procurement.
