Description
The Transportation Security Administration is seeking to lease Class A office space which must yield 13,000 useable square feet for the administrative offices in San Jose, CA. The ideal space will consist of a minimum of 15,000 rentable square feet of space to yield between 13,000 and 14,500 useable square feet for administrative office space. For security reasons the proposed space must not be on the top floor of the building, or on the ground floor of the street side of the building. First (1st) floor will be considered if no space is available or deemed appropriate by agency, however second floor or higher is preferred/required. The building should have a loading dock and freight elevator for deliveries. Lease should be “Full Service” all services, supplies, utilities. Due to our mission the space offered must be accessible by major arterial roads and/or public transportation systems to San Jose International Airport. The location must not be in the immediate vicinity of any potential environment threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc. Additional mission requirements are to have sufficient parking for visitors, and the ability to house a 24 hour operation within the space. TSA will provide its requirements to the lessor for construction. Generally speaking, the TSA requirements will largely be standard office space requirements, with standard finishes and materials. DELINEATED AREA The space will be located within a 5 mile radius of the San Jose International Airport. REQUIRED All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Sufficient employee parking for a minimum of 4 parking spots per 1000 rentable square feet and ten (10) reserved parking spaces paid for under the lease, with the ability to provide an additional four (4) reserved parking spaces over the lease term. Facilities that provide underground parking should have access controlled parking restricted to building tenants only. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Public transportation and parking must be within three (3) blocks of the building. LEASE TERM Term is for 10 years, 5 years firm, with the Government having cancellation privileges after 5 years. The solicitation will be evaluated in order of priority: location, security, cost.
