- REQUIREMENT: The U.S. Government is seeking to lease approximately 8,622 ANSI/BOMA office area square feet of contiguous office and related space in Sanford, North Carolina. Space must be situated within the delineated area: North: McNeil Road from Route 421 to Bus 1 South: Wicker Street from Route 42 to Bus 1 East: Bus 1 from McNeil Road to Route 42 West: Cool Springs Road, from Route 421 to Route 42 at Wicker Street A minimum of 47 surface parking spaces are required. Public parking must be located within a 2-block radius of the site. The site should be accessible by public transportation throughout the extended workday (7:00 AM to 5:30 PM, Monday through Friday) with access available beyond normal business hours. Street level, contiguous (same-floor) space is preferred, must meet the Federal Government's standards for fire safety and handicapped accessibility, and be located outside a 100-year floodplain. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are required. It is a requirement that overall dimensions of the space have a maximum length to width ratio of 2 to 1. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on or before December 2, 2009. Lease term is ten (10) years, five (5) years firm. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Subleases are not acceptable. If you desire to submit a location for inspection, please forward information by 5:00 PM EDT, July 14, 2008. Expressions of interest should include building name and address, location of space in the building, and rentable square feet offered.
