Description
PLEASE NOTE THAT RENTABLE SQUARE FEET MAXIMUM HAS BEEN MODIFIED FROM 122,000 TO 116,775 RSF. PARKING CAN BE EITHER STRUCTURED OR SURFACE BUT MUST BE ON-SITE TO ACCOMMODATE FLEET VEHICLES. REQUIREMENT: The U.S. Government seeks to lease no more than 116,775 contiguous Rentable Square Feet to yield a minimum 101,900 ANSI/BOMA square feet of Class A or Class B office area that lends itself to efficient layout in San Jose, CA together with 33 on-site structured or secure surface parking spaces to accommodate fleet vehicles. Buildings offered must be of modern design, substantial construction, in professional well-maintained surroundings, and must be altered to meet the Government’s specifications and be fully-serviced. Proposed space must be above grade. Minimum ceiling height of 9 feet is required from floor to finished ceiling. Government must have access to the premises 24/7 and 365 days a year. Proximity to employee services, such as moderately priced restaurants, banks, and public transportation is desired within a five-minute drive. Opportunity for exterior signage is highly desirable. If solicited, prospective offerors will need to provide seismic certificate, fire protection and life safety evaluation, and pre-lease building security plan with initial bid. Occupancy is targeted to occur by March 1, 2010. Subleases will not be considered. LEASE TERM: Lease term is fifteen (15) years, eight (8) years firm. DELINEATED AREA: Area of consideration is in San Jose and bounded on the North by North 1st to Holger Way; on the South by Interstate 85; on the East by Zanker Road to Montague Expressway easterly along San Jose city limits to 680 to 101; and, on the West by Meridian Avenue to Park Avenue to 880 to North 1st. Expressions of interest should include the following: (1) building address, floor(s) location, and legal description; (2) rentable square feet and rate per rentable square foot; (3) BOMA method of measurement, usable yield for available space by floor, and building common area factor; and (4) 1/8” scale drawing of floor plate if available. Please specify services and utilities included. Brokers and agents may represent prospective landlords but must provide written evidence that they are authorized to represent the owner of the building.
