- The Department of Veterans Affairs is seeking an existing or newly constructed building approximately 4,200 square feet of clinic space in Panama City, Florida area. The rentable space must yield a minimum of approximately 30 parking spaces. The space must be available for occupancy by August 1, 2008. The property shall be located with an around roughly square, described as follows: North Boundary-Highway 98, East Boundary- 23rd Street, South Boundaries, and West Boundary-Thomas Drive and Highway 98 Alternate(Front Beach Road). Preferably, the space shall be divided into the following areas: a reception area, and 2 to 5 private exams rooms. Office space must meet Government requirement for Fire and Life Safety and Handicapped Accessibility. Restroom facilities shall either be contained with the space or shall be readily available with common areas of the building. The space must be compliant with the American with Disabilities Act. Parking, both handicapped and regular must be readily available. Convenient access to public transportation. All utilities include and tenant improvement must be provided as part of the rental consideration. Indicated whether the site is located in a flood zone and if so, please indicate the type of zone. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agent must be accompanied by written evidence that they authorized to represent the building's ownership. Sub-leases are not acceptable. The duration of the proposed lease shall be a base period followed by five (5) one-year options. Expression of interest should include name and address or map coordinated for prosoposee tract, legal description, 1/8 inch scale drawing of space offered or site plan, rentable square feet offered and rentable rate per square foot (specifying services and utitiles included) method of measurement used to determine rentable square feet, and contact information for owner or authorized agent.
