- The Government is seeking to enter into a full service lease for approximately 16,300 – 16,500 ANSI/BOMA usable square feet, commencing February 1, 2009 for a ten (10) year term with termination rights after 5 years. The requirement is for general office space for document storage and related space. Approximately 14,300 square feet of the space is for document storage and must contain at least 9 foot high clear ceilings and a floor load of 175-200 pounds per usable square foot. The Government is considering buildings in the following delineated area in Rockville, Maryland: North: Redland Road to Crabbs Branch Way; East: Crabbs Branch Way to East Gude Drive; South: East Gude Drive to Frederick Road (MD Route 355); West: Frederick Road (MD Route 355) to Redlands Road. There will be no Tenant Improvement Allowance required and parking must be available for use by Government Employees. Ad responses must comply with the requirements of SFO Number 08-031. In responding, please initial all pages where indicated. The following forms and documents are attached and must be completed and returned with your offer: (a) Attachment #1 – Rate Structure; (b) Attachment #2 – Pre-Lease Building Security Plan; (c) Attachment #3 – Fire Protection and Life Safety Evaluation; (d) Attachment #4 – Physical Security Requirements and Specifications for FDA Facilities; (e) GSA Form 1364 – Proposal to Lease Space; (f) GSA Form 1217 – Lessor’s Annual Cost Statement; (g) GSA Form 3517 – General Clauses; and (h) GSA Form 3518 – Representations and Certifications.
