- U.S. Government Seeks Preliminary Expressions of Interest for Leased Office and Related Space in Eads, CO The U.S. General Services Administration seeks potential sources for office and related space consisting of approximately 1730 usable square feet, with a minimum of 20 parking spaces within the following delineated area: the city limits of Eads, Colorado. Owners of historical buildings are encouraged to submit letters of interest. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, must not lie within the 500-year flood plain, and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. Additional requirements may include setbacks and extensive perimeter, entry and interior security. Expressions of interest should be able to adhere to the following requirements – Proposed occupancy date: December, 2008 Location: Within the city limits of the city of Eads, Colorado Available Space: Rentable square feet and method of measurement. Include common area factor. Space must be located on contiguous floors.; Rental Rate: Include full service rate for entire term of lease; Operating Costs: Propose an operating base to be included in the rental rate above; Tenant Improvements: Please indicate any TI allowance included in the proposed rates; Incentives: Please include any additional incentives that may affect the analysis of your proposal Alternative space will only be considered if it is economically advantageous to the Government. No award of a contract will be made based on proposals received in response to this notice.
