- Description
- The United States Government currently leases approximately 35,000 RSF of warehouse and related space. The Government will relocate if consideration of the economics involved and other factors prove favorable. The cost of moving, replication, and impact on agency mission, among other things, will be considered in the relocation decision. Offered space may be located in one or two adjacent buildings. A portion of the space consisting of approximately 6,000 to 10,800 RSF must be capable of being partitioned and secured from the remainder of the offered space and must have access to at least one loading dock. The remainder of the space includes approximately 500-750 RSF of standard office space and may be, but is not required to be, further divided into no more than three separate bays of approximately equal size. Offered space must provide four foot high loading docks at a minimum rate of one per bay, with no fewer than four docks altogether, a minimum clear ceiling height of 20 feet, and minimum floor load of 250 pounds per RSF. All offered bays must have access to handicap accessible restrooms. On site parking must be available for Government use at no additional cost in accordance with local code, or in the absence of a local code at a rate of one space per 1,000 RSF of leased space. Occupancy is required no later than December 31, 2008. LEASE TERM: The lease term will be a firm term of five (5) years, with an option to renew for one (1) additional five (5) year term. DELINEATED AREA: All properties offered to the Government in conjunction with this requirement must be located in Northern Virginia within the following boundaries: Interstate I-66 on the North; GW Memorial Parkway on the East; Mt. Vernon Memorial Parkway (VA Route 235) and US Route 1 on the South; and VA Route 638 and VA Route 7100 on the West. EXPRESSIONS OF INTEREST SHOULD BE SUBMITTED IN WRITING NO LATER THAN JUNE 26, 2008 AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1)Building name and address, and location of space in the building; 2)Drawing of space offered; 3)Rentable Square Feet Offered; 4)Asking rental rate range per RSF; 5)Date space will be available for commencement of tenant improvements; 6)Number of parking spaces available on the premises; and 7)Name, address, telephone number, and email address of individual to be contacted. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the Offeror is representing more than one property, the Offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
