- U.S. GOVERNMENT WANTS TO LEASE SPACE IN YOUNGSTOWN, OHIO (GS-05B-17782) REQUIREMENT: General Services Administration is interested in leasing approximately 12,776 rentable square feet of office and related space, which will yield a minimum of 10,100 ANSI/BOMA useable square feet and a maximum of 11,110 ANSI/BOMA useable square feet. LEASE TERM: 15 years, 10 years firm term. UNIQUE REQUIREMENTS: Space offered must be located on the second floor or higher and be contiguous and have potential for an efficient layout. Space shall be located in a professional office setting and not within close proximity to residential areas, daycare centers, and schools. Additionally, space shall not be located in the same building as Federal, State or local government agencies providing probation or parole services, halfway houses, drug abuse counseling/rehabilitation programs, and similar social service and welfare programs, and private law firms representing drug offenders. The Government requires a fully serviced lease including secure parking for 17 Official Government Vehicles with the ability to increase by 10 additional spaces over the lease term. Structured parking is preferred with minimum 14’ clearance; outside parking will require a 8’ or higher anti- climb security fence. An 8’ to 10’ anti-climb perimeter fence is required for new construction. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. The Government shall have the right to mount antennas on the roof of the building. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. New construction requires a minimum 20’ setback from the building and vehicular traffic. Subleases will not be considered. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. LOCATION: Offered properties must be located in an area bounded by the streets shown below. Offered properties which front the boundary line streets will be considered to be within the area of consideration. NORTH: Shields Road/Indianola Road to South Avenue to Mathews Road EAST: North Main Street to South Main Street/Youngstown Pittsburgh Road SOUTH: Western Reserve Road WEST: Interstate 76 to Route 11 EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1)Building name and address. 2)One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
