Description
UNITED STATES GOVERNMENTSEEKS LEASED OFFICE SPACE IN SEDALIA, MISSOURI The United States Government seeks to lease class ‘A’ contiguous, ground floor office space in Sedalia, Missouri. The space offered must consist of approximately 8,117 rentable square feet, yielding 7,058 ANSI/BOMA usable square feet. Delineated Area - The proposed space must be located within the following delineated area: The city limits on the North, South and West Boundaries and Highway 65 as the East Boundary. Term - The proposed lease is for ten (10) years, seven (7) years firm, and should be fully serviced. Parking – 4 per 1,000 rentable square feet leased or local code. Occupancy - Space must be ready for occupancy no later than September 30, 2009. Submission Requirements - Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name and address • Legal property description, recent survey, and property identification numbers (PIN) • Location of space in the building and the date it will be available • One-eighth inch scale drawing of space offered • ANSI/BOMA defined office area/useable square feet (USF) • Rentable Square Feet (RSF) offered and the rental rate per square foot, specifying services, utilities, and tenant improvement allowance included • Common Area Factor used to determine the RSF • Name, address, telephone number, and email address of the authorized contact • In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. Authorized Contacts - GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative, CB Richard Ellis.
