Description
REQUIREMENT: General Services Administration is interested in leasing 16,217 rentable square feet of existing office and warehouse space, which will yield a minimum of 13,000 ANSI BOMA office area square feet. The space will be occupied by Environmental Protection Agency. LEASE TERM: 10 years; 5 years firm term. UNIQUE REQUIREMENTS: Office and warehouse space must be contiguous and on one level without being split by a public corridor. First floor space is required. The office space portion should be approximately 10,500 ANSI BOMA office area square feet, and the warehouse portion should be approximately 2,500 ANSI BOMA office area square feet. The warehouse area requires a minimum clear ceiling height of 14’. The warehouse area must include a heating system. The warehouse must include one (1) grade-level, overhead door with a minimum clearance of 10’ x 10’. The Government requires a fully serviced lease including ten (10) on-site fenced reserved parking spaces and 34 spaces for employees and visitors. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall conform to GSA requirements for fire and life safety, including an automatic sprinkler system; and shall be ADA compliant and asbestos abated. The building and parking must be accessible to government personnel 24 hours per day, seven days per week. LOCATION: Offered properties must be located in an area bounded by the streets shown below. Offered properties which front the boundary line streets will be considered to be within the area of consideration. NORTH: Lake Road EAST: Mastick Road to 210th St. to Lorain Rd. to Wooster Rd. SOUTH: I-80 to I-480 WEST: Center Road / Avon Belden Road (Rt. 83) OCCUPANCY: Occupancy is required on or before April 1, 2009. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. For unimproved sites provide specific location. 2) One-eighth inch scale drawing of space offered. For unimproved sites provide site plan and location map. 3) Square footage offered. For unimproved sites provide total available acreage and proposed acreage. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
