Description
REQUIREMENT: The Internal Revenue Service (IRS) seeks to lease office space. The IRS's preference is to lease space yielding a minimum of 9,935 ANSI/BOMA Office Area Square Feet (BOASF). Alternatively, the IRS may consider splitting this overall requirement into two separate suites within the same building yielding a minimum of 6,235 BOASF in one suite and 3,700 BOASF for the second suite; or reducing the overall IRS requirement to a total of 6,235 BOASF. The IRS also has a need for three (3) secured parking spaces that must be within three (3) blocks of the leased space. OCCUPANCY: Space should be ready for occupancy on or before August 15, 2009. LEASE TERM: The proposed lease term is up to ten (10) years. DELINEATED AREA: NORTH - 135th Street; EAST - 3rd Avenue; SOUTH - 110th Street; and WEST - Broadway. MISCELLANEOUS: All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. The offered space must meet Government requirements for security, fire and life safety, seismic, and handicapped accessibility. LETTERS EXPRESSING INTEREST MUST BE SUBMITTED NO LATER THAN MAY 30, 2008, AND SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) Amount and location of rentable square feet available to yield the required usable square feet. 3) Common Area Factor for building. 4) Asking rental range per square foot. 5) Floor plan of space offered. 6) Age of Building. 7) Date of availability for possession and construction of tenant improvements. 8) If the building is under construction, please provide detailed information on status. 9) Name, address and telephone numbers of owner, leasing agent, and property manager.
