Description
U.S. GOVERNMENT IS COMPETING EXISTING LEASED OFFICE SPACE SAN DIEGO, CALIFORNIA The United States Government is conducting a competition for 10,075 rentable square feet of office and related space and will relocate if a consideration of the economics involved and other factors are supportive. The BOMA/ANSI Office Area Square Footage must yield a minimum of 8,648 square feet of contiguous office and related space with three (3) reserved secured parking spaces in the City of San Diego, California for use by the Internal Revenue Service for personnel, furnishings, and equipment. The cost of relocation including the replacement of furniture, telecommunications, tenant improvements, and above standard alterations as well as agency mission and other factors will be considered. The space must be in an office building and section of the city that is professional and prestigious in appearance, well-maintained and of modern design and/or tastefully rehabilitated to modern use with access to public transportation. The space must meet or be capable of being altered to meet current Federal/GSA-PBS, State, and local codes and regulations including but not limited to fire and life safety, free of asbestos, accessibility (Architectural Barriers Act Accessibility Standard (ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant), OSHA, seismic protection, and not located in a flood plain. There should be, as determined by the GSA Contracting Officer, adequate public parking, public transportation, eating facilities, and other services such as retail shops, banks, and cleaners in the area. LEASE TERM: 10 years, 5 years firm, and should be fully serviced OCCUPANCY: Space must be ready for occupancy no later than December 31, 2008. SPACE IS TO BE LOCATED WITHIN THE FOLLOWING DELINEATED AREA: North: Cedar Street South: Commercial Street East: I-5 Freeway West: East/West Harbor Drive to North Harbor Drive EXPRESSION OF INTEREST SHOULD INCLUDE THE FOLLOWING: In all correspondence, please refer to Project Number 4CA0824, and include the following: 1)Building name and address 2)Rentable square feet and ANSI/BOMA Office Area Square Feet 3)Rentable rate per square feet (fully serviced) 4)Method of measurement used to determine rentable square foot 5)Common Area Factor(s) for available space by floor, if applicable 6)Offers must be submitted by owner(s) or by authorized representatives of the owner(s) only.
