- MEMPHIS, TN – 8,200 ANSI/BOMA OFFICE AREA SQ. FT. OF SPACE The U.S. Government seeks to lease approximately 9,430 rentable square feet of space to yield 8,200 ANSI/BOMA Office Area square feet of space in MEMPHIS, TN within the following delineated area (the CBD will be given first consideration, if inadequate competition is found within the CBD, the area outside the CBD will be considered – both sides of the exterior boundary streets/roads shall be considered): CBD: Eastern Boundary- Interstate 240 Western Boundary- Cherry Road Southern Boundary- Park Avenue Northern Boundary- Walnut Grove Road Outside CBD: Eastern Boundary- Kirby Parkway Western Boundary- Interstate 240 Southern Boundary- Park Avenue/Ole Poplar Pike Northern Boundary- Shady Grove/Wolf River Blvd The Government requires a fully-serviced lease and seventeen (17) structured, parking spaces on-site (one space or all the parking may also require fencing). Occupancy date is August 15, 2009 or sooner, if possible. The required lease term is for 10 years, 5 years firm. Offered space must meet Government requirements for Fire and Lifesafety and Handicapped Accessibility. Both existing buildings and new construction will be solicited. Unique Requirements: Space must be in the same building and contiguous on the same floor. Space must be accessible by 2 elevators. Any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership. Sub-leases are not acceptable. Include whether the site is located in a flood zone and if so, please indicate the type of zone. We plan to schedule your appointment for approximately May 30, 2008.
