- U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 24,380 RSF (21,200 ANSI/BOMA OFFICE AREA SQUARE FEET) OF OFFICE SPACE IN THE NASHVILLE AREA AS HEREINAFTER DESCRIBED. Only existing buildings will be considered. Space must be located within the delineated area below: Start: I-65 / I-440 interchange EAST on I-440 to I-24 interchange NORTH on I-24 to I-40 interchange EAST on I-40 to Spence Lane heading north NORTHEAST on Spence Land (US-70) to Stewarts Ferry Pike heading southeast SOUTHEAST on Stewarts Ferry Pike, changing to Bell Road SOUTH on Bell Road to Murfreesboro Pike SOUTH on Murfreesboro Pike to Davidson County line heading west WEST on Davidson County line to Old Smyrna Road heading east EAST on Old Smyrna Road to US-31 heading south SOUTH on US-31 to Murray Lane heading west WEST on Murray Land to Granny White Pike heading north NORTH on Granny White Pike to Old Hickory Boulevard heading east EAST on Old Hickory Boulevard to I-65 interchange NORTH on I-65 to I-440 interchange Space shall be located 1) in an office, research, technology, or business park that is modern in design with a campus-like atmosphere; OR 2) on an attractively-landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with the surrounding development well-maintained and in consonance with a professional image. New construction will not be considered for this project. At least 100 parking spaces must be commercially available on-site for employees and visitors or parking must meet local code; whichever is greater. The location should be accessible by public transportation. All offered space must be contiguous within the building. Space must meet the Federal Government's standards for fire and life safety and be capable of being fully handicapped accessible. Building must be capable of meeting the Government's security requirements. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. The lease term will be five (5) years, three (3) years firm. Brokers or agents may represent property owner, but written authorization from the owner is required. Subleases are not acceptable. Space should not be located within the 100-year flood plain To submit a location for inspection, please forward information by 5:00 PM EDT, May 21, 2008. Expressions of interest should include building name and address, location of space in the building, rentable square feet offered, and the Project Number - 8TN2049. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative, Studley, Inc.
