- United States Government Seeks Sources for Lease of Office, Warehouse and Related Space in Northern Virginia. REQUIREMENT: The Government is seeking to enter into a fully serviced lease for approximately 25,465 contiguous rentable square feet, yielding approximately 23,150 ANSI/BOMA usable square feet, available for use by the Government. The requirement is for general office, warehouse and related space for a ten (10) year firm term. The offered building must have a ceiling height of at least 18 feet clear. The space must be fully serviced. The building must provide parking pursuant to local code and must have a minimum of 10 parking spaces for Government Employees. LOCATION: The unique facility must be located in Northern Virginia, within the delineated area bound by the following: North: I-395; East: Potomac River; South: Quantico Marine Base; West: I-95 - Properties located within reasonable proximity up to one mile west of I-95 will be considered. LEASE TERM: The proposed rental term shall be for ten (10) years firm. OCCUPANCY: Space must be ready for occupancy by March 2, 2009. Owners, brokers or agents may offer space for consideration. Any properties submitted by brokers or agents must be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. Expressions of interest should include the following information: (1) Building name, address, and age; (2) Available square footage (ANSI/BOMA Office Area, rentable and usable); (3) Schedule for completion and occupancy date; (4) Rental rate information quotation per rentable square foot for a fully serviced lease for a ten (10) year firm term; (5) Scaled floor plans (as-built) identifying offered space; (6) Information on project and building ownership.
