UNITED STATES GOVERNMENT Seeks Leased Office Space Johnson City, TN The United States Government seeks to lease approximately 10,950 rentable square feet (RSF) yielding 9,522 ANSI/BOMA Office Area Square Feet (ABOASF) (previously usable) of contiguous office and related space in Johnson City, TN, within the following delineated area: North: Interstate 26 South: West Market Street East: North Roane Street to John Excum Parkway West: N. North Street to Indian Ridge Road to Fairridge Road to Knob Creek Road to West Mountain View Road (please see map attached) The lease term is for fifteen (15) years, ten (10) years firm, with the Government having cancellation privileges after the tenth year and must fully serviced. The offered space must meet Government requirements for Fire Safety (offered building must be fully sprinklered) and Handicapped Accessibility. Space shall be located in surroundings conducive to a professional business area and accessible to major highway arteries. The location must not be in the immediate vicinity of any potential environmental threats, such as fuel storage areas, gas stations, chemical manufacturing facilities, etc. The location must be 1000' from the property line of religious institutions, residential properties, schools (public or private), childcare centers, retirement communities, and nursing homes. The offered location cannot be near Public Defenders, US Customs/lNS, Social Services, Probation Offices and the like. A new construction site will require a 20 foot setback from all boundaries. Occupancy on the 2 nd floor or higher is required. First floor space will be considered if deemed appropriate. Light industrial will not be considered. On-site, outside, reserved, fenced-in parking for eighteen (18) official vehicles is required with the capability to provide an additional 3 parking spaces over the lease term. Public transportation and parking must be within 3 blocks of the building. Space must be ready for occupancy April 2009. All expressions of interest must be submitted in writing by brokers/agents and must be accompanied by written evidence of authorization to represent the building's ownership. Subleases are not acceptable. Expressions of interest should include the following information at a minimum: Building name/address; Location of space in the building and date of availability; ANSI/BOMA defined office area/usable square feet (USF); Rentable Square Feet (RSF) offered and rental rate per square foot, specifying included services, utilities, and tenant improvement allowance; Name, address, telephone number, and email address of authorized contact; Cost per acre of land; Site Plans. The General Services Administration (GSA ) is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the GSA or their duly authorized representative, Jones Lang LaSalle Americas, Inc.
