- Kentucky Army National Guard wants to lease approximately 160,000 square feet of warehouse space along with at least 38,000 square feet of outside parking, seven acres of open land and near rail service/siding located within 10 miles of Bluegrass Sta tion, Avon, KY. Approximately 3100 square feet of primary office area, 30,000 square feet of general storage, 120,000 square feet of warehouse storage, 1,000 square feet of food service area (kitchenette), 2,000 square feet of conference room/training are a. Total personnel are 20 office staff, 60 warehouse staff. 3 restrooms, 5 truck loading docks with levellers, 2 14' x 14' drive-in overhead doors, 4 10' x 10' rail doors overhead. Utilities include electric (3 phase volts 277/480, amps 800), natural ga s, water and sewage, ESFR sprinkler system, security (ADT/burglar alarm/sprinkler system). Zoning I-1 light industrial, ceilings 20-25 feet high, floor 6 inches reinforced concrete and bay size 30' x 30' minimum. Space must be outside of a flood plain, e asily located from a major street or highway. All services, supplies, utilities, partitioning and required tenance alterations are to be provided as part of the rental consideration. This includes on-site parking in the amount of 38,000 square feet. Lea se will be for one year with four one-year options to renew with the Government having cancellation privileges in whole or in part at any time on or after the first year with 60 days advance written notice. Occupancy is required no later than July 2008. Submission by any party other than the owner or manager of the property must be accompanied by a letter from the owner granting permission to make a general offering of the space. After closing, an on-site visit will be made to all offerings. The invitat ion for bid package will be available on or before 12 March 2008 at www.nationalguardcontracting.org.
