- MODIFICATION TO PREVIOUS AD POSTED IN OCTOBER 2006 U.S. GOVERNMENT SEEKS APPROXIMATELY 35,506 RSF OF OFFICE SPACE FOR LEASE IN GRAND RAPIDS, MICHIGAN (SFO# GS-05B-17902) REQUIREMENT: General Services Administration is interested in leasing office and related space consisting of approximately 35,506 rentable square feet, which will yield a minimum of 28,069 and a maximum of 32,279 ANSI/BOMA Office area usable square feet for personnel, furnishings, and equipment. The space will be occupied by Internal Revenue Service and Treasury Inspector General for Tax Administration. LEASE TERM: Ten (10) years; Five (5) years firm term. UNIQUE REQUIREMENTS: Office space must be contiguous and have potential for efficient layout. Space shall be located in a professional office setting. The Government requires a fully serviced lease including twelve (12) on-site parking spaces. Buildings with parking below the building will not be considered. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. LOCATION: Offered properties must be located within the following boundaries: Grand Rapids, Michigan Central Business District, plus the following areas: 1. From Hwy 131 and Leonard Street East to Hwy 44/Beltline Road, North on Hwy 44/Beltline to 4 Mile Road (including 3 blocks to the East and West sides of Hwy 44/Beltline), East on Leonard St. to Crahan Ave., South on Crahan Ave./Forest Hill Ave. to Burton St., West on Burton Street to Hwy 131, North on Hwy 131 (including CBD) to Leonard St. 2. The area bounded on the North by Franklin Street, Century Avenue, and Burton Street; on the South by 56th Street to Gezon Parkway to 54th Street; on the East by Division to 44th Street to Buchanan Avenue; and on the West by Burlingame Avenue. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING AND SHOULD INCLUDE THE FOLLOWING INFORMATION: 1) Building name and address. 2) Legal description 3) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted. 6) Evidence of authority to represent the owner.
