Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 1,126 rentable square feet yielding a minimum of 979 ANSI/BOMA area square feet of contiguous office and related space, preferably second floor or higher, in Vernal, UT for use by collocating tenants for personnel, furnishings, and equipment. Space on the first floor will be considered only when no other space is available or if deemed appropriate by the tenant agencies. All perimeter windows less than 18 feet from the ground or an accessible platform will be considered first floor windows. The proposed facility must have a vehicle barrier within the property line that is accomplished either naturally thru setback (exact distance will be identified prior to initial offers) or mechanical and/or fixed means (e.g., bollards). Location must not be in the immediate vicinity of any potential environmental threats, e.g., fuel storage areas, gas stations, chemical manufacturing facilities, etc. Secured surface parking is required for 2 official vehicles. Requested space must be fully-serviced and in a building that can be customized to meet the Government's needs and security requirements. The building must meet Federal Government standards for fire safety, must be ADA compliant and be located outside a 100-year floodplain. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space offered must have potential for efficient layout and be ready for occupancy by September 1, 2008. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. New construction will be considered. DELINEATED AREA: Space must be located within the city limits of Vernal, UT. LEASE TERM: Lease term is fifteen (15) years with a firm term of ten (10) years. Expressions of interest should include building name and address or map coordinates for proposed tract, legal description, 1/8 inch scale drawing of space offered or site plan, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), method of measurement used to determine rentable square feet, and contact information for owner or authorized agent.
