Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN SAN ANTONIO, TEXAS (SFO#2TX0482) REQUIREMENT: General Services Administration (GSA) is seeking expressions of interest to construct a ‘build-to-suit’ building resulting in a maximum of 29,021 rentable square feet of office and related space for lease by the Government. Space must be contiguous and yield between 22,942 and 25,236 ANSI/BOMA Office Area square feet for use by Tenant for personnel, furnishings, equipment, storage or other similar uses as required by the Government. LEASE TERM: 15 years; 10 years firm term. UNIQUE REQUIREMENTS: The site must have the ability to accommodate, at a minimum, the building, building set backs, required security set backs, on-site parking and required green spaces per the city of San Antonio. The building site shall require a minimum 20-foot setback from any vehicular traffic including visitor or non-secured parking. The office space must be contiguous, located on one level without being split by a public corridor, and located on the ground floor. Space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, or busy intersections. Space shall not be located within a base flood plain or wetland unless the Government has determined it to be the only practicable alternative. Space should not be located near establishments where alcoholic beverages are sold or served, or where there are tenants related to drug treatment or detention facilities. The Government requires a fully serviced lease including a total of one hundred seventy-eight (178) on-site parking spaces. The agency shall have access to their space 24 hours a day, 7 days a week. Normal hours of operation for the agency are Monday through Friday 6:30 a.m. to 5:30 p.m. (excluding Saturdays, Sundays and federal holidays). LOCATION: Offered properties must be located in an area bounded by the streets below. Offered properties which front the boundary line streets will be considered to be within the area of consideration. NORTH: Starcrest Drive / Bitters Road / Wurzbach Parkway EAST: IH - 35 SOUTH: IH - 35 WEST: Blanco Road Sites which are located directly on a highway or thoroughfare shall not be considered in the following instances: (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; (2) if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. Space offered shall be within the equivalent of two city blocks from a primary or secondary street serving the office. Locations must be as convenient to the visiting public as possible. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Site plan and location map. 2) Total available acreage and proposed acreage. 3) Proposed building’s address and ANSI/BOMA Office Area square feet offered 4) Name, address, and telephone number of individual to be contacted 5) Evidence of authority to represent the owner.
